Not all “master-planned communities” are created equal. In Austin, the right one can mean great amenities, strong schools, and a real sense of community. The wrong one can mean long commutes and underwhelming value.
Here’s a quick snapshot of how we’re ranking some of the big names around Austin in 2025:
Tier 3: Worth a Look (But Not for Everyone)
Steiner Ranch (NW Austin / Lake Travis) – Established, scenic, and highly rated schools, but pricier and a tougher commute with limited ways in and out.
Travisso (Leander) – Gorgeous hill country views and luxury amenities, but higher price points and a longer drive into Austin.
Tier 2: Strong Picks for Relocators
Sunfield (Buda) – Big lifestyle for the money: newer homes, two lazy rivers, and great amenities. Trade-offs are schools and the I-35 commute.
Circle C Ranch (South Austin) – Classic Austin favorite with strong schools, multiple pools, mature trees, and an easy drive to downtown and the airport.
Wolf Ranch (Georgetown) – Newer homes, huge amenity centers, and tons of community events in a booming suburb, but farther from downtown and in a mid-tier-rated district overall.
Tier 1: Elite Communities
Easton Park (SE Austin) – Modern, active, trail-filled community close to downtown and the airport, with strong amenities and big growth potential.
Santa Rita Ranch (Liberty Hill) – Feels like a resort with pools, slides, and constant events; farther out, but amazing for families and active adults.
Headwaters (Dripping Springs) – Hill Country views, greenbelt behind most homes, great Dripping Springs ISD schools, and a stunning amenity center.
Every buyer’s “best” community is different—budget, commute, schools, and lifestyle all matter.
